Extraction Cleaning

A deeper cleaning process that removes embedded soil, oils, and contaminants from heavily used commercial carpet areas.
Combination Cleaning
Encapsulation + Extraction
A complete approach combining encapsulation cleaning with deep cleaning for facilities needing maximum carpet care.
Minimum Service Charge
A $300 minimum applies to standalone service visits.
If the calculated service price, including applicable after-hours adjustments, is below $300, the $300 minimum applies.
Commercial Carpet Cleaning Maintenance Program
Maintenance programs are available as either 6-month or 12-month service agreements. Service frequency is determined based on facility traffic, carpet condition, and cleaning requirements. Monthly or every-other-month service may be recommended following an evaluation of your facility. You are billed after each completed cleaning — there is no requirement to prepay for the full agreement.

Maintenance Program Minimum
A $200 minimum applies to maintenance program visits.
If the calculated maintenance price, including applicable after-hours adjustments, is below $200, the $200 minimum applies.

Scheduled Extraction Cleaning
At least one extraction cleaning is performed during each maintenance agreement. Additional combination cleaning may be recommended based on traffic, soil conditions, and carpet appearance.
Quarterly cleaning is available at the standard service rate.
After-Hours & Weekend Pricing
Standard pricing applies during normal business hours. After-hours and weekend work includes a percentage-based adjustment applied to the service total. If the adjusted total is below the applicable minimum—$300 for standalone services or $200 for maintenance visits—the minimum applies. After-hours and weekend pricing is determined by the start time of the service visit.

What Affects Cleaning Time
Pricing is based strictly on square footage. However, each facility is different, and the time required to complete a job can vary depending on several factors.
Soil Conditions
Heavy buildup, stains, and embedded soil may require additional cleaning time and a different cleaning approach.
Traffic Patterns
High-traffic areas such as entrances, hallways, and common spaces may require additional attention to achieve consistent results.
Furniture Layout
Office furniture, obstacles, and access requirements can affect how long the service takes to complete.

These factors help determine service time and the most appropriate cleaning method — but your square foot pricing remains the same.
Before Cleaning
Pricing assumes reasonable access to the carpeted areas. ProCare does not provide furniture-moving services. Customers are responsible for moving desks, file cabinets, large tables, and other heavy or bulky furniture prior to cleaning. Light items such as chairs and wastebaskets may be moved when practical.
When necessary, ProCare may temporarily lift or reposition individual furniture pieces to place protective materials beneath furniture feet and help prevent staining or rust transfer during drying.
